The changes.

To give you an idea af what kind of project we’re getting involved with here is the list of all the things that has to be made on the house before 1st September.

Add to this, interior design, marketing, staff, menu, a lot of permissions, garden… and a lot more.

Main house

Make an elliptic tower as a bigger twin to the existing on the backside of the house:

  • making base, 3 stories, and place for 3 water tanks on the roof of 3 story.
  • 2 bathrooms on two floors, one bathroom on top floor
  • Bathrooms should be made with specified tiles (cheap around 60 npr pr sqr. feet. – terracotta on the floor, white on the walls), white paint, border of painted more expensive tiles.  Light separation/wall between shower and toilet. Specified simple white toilets and specified bowl for basin, placed on table made by tiled concrete. Specified fittings cheap but good quality from China.
  • Windows to be with small top windows to open + mosquito netting, and lower bigger part, both with frosted glass.
  • 2 build-in down lights in each bathroom.
  • Electrical plan to follow.

Ground floor:

  • Opening from lobby to tea room (no door – only opening)
  • Existing bathroom changed to two toilets and a wash basin. Simple toilets and basin. Cheap specified tiles on the floor.
  • Blocking 3 doors – in two of the openings make shelves for wardrobe
  • Make entrance from one room, take a corner from the other room and integrate in first room. Make entrance with door to bathroom tower. (one from each room).
  • Two rooms with wooden floors – cheapest version with small pieces of wood. Wooden panels (2 inches high) on all walls
  • In lobby a special cement layer with white in it and polished + tiles in pattern.
  • In tea-lounge, kitchen etc. a special cement layer with white in it and polished.
  • Make raised level/platform  in Tea Lounge Northern Room 1,7 m  0,25 m hight in entire width
  • Make raised level/platform  room with existing halftower  in the half circle  0,25 m hight in entire width
  • Change tiles on kitchentable with cement polished.
  • Move the wash basin in kitchen 0,50 m away from the corner, and change the fittings accordingly.
  • Remove tiles and platform in old puja room
  • In the two rooms and the two tea-lounge rooms a big low energy fan for inverter in the ceiling. Further electricity plan to follow.
  • Change glass in  windows with frosted glass – to ‘normal’ glass
  • Change the massive door into the lobby to glass door (with security) keep netting.
  • Change the two doors to verandah to two-sided glass doors (with security), no netting needed.
  • Change door between kitchen and garden to glass door (with security) keep netting.
  • Check/fix doors + locks + windows + mosquito nets
  • Check that the chimney for fireplace on ground floor is working properly

First floor:

  • Blocking two doors, making one new door+step up to the room.
  • Make entrance from one room, take a corner from the other room and integrate in first room, make wardrobe in the side. Make entrance with door to bathroom tower (one from each room).
  • Make raised level/platform 0,25 m hight  2m wide  in entire length of room in two rooms, and wooden floors – cheapest version with small pieces of wood – on remaining floor.  2 inches high wooden panels on all walls.
  • In other rooms and lobby a special cement layer with white in it and polished.
  • Change massive door onto the terrace to glass door, keep netting.
  • Change massive door from room to balcony to glass door, keep netting.
  • Change massive door in small corridor to glass door.
  • Change glass in  windows with frosted glass – to ‘normal’ glass
  • Remake of two existing bathrooms with same cheap specified tiles, fittings etc.
  • In the two rooms and the lobby a big low energy fan for inverter in the ceiling. Further electricity plan to follow.
  • On terrace a cover 1,2 m out from the opening.
  • Check/fix doors + locks

Top floor

  • A light construction with pillars/walls where needed, and window or French doors to the ceiling for the rest / as much as possible.
  • Simple roof carried by iron or pinewood. Inner roof by plywood.
  • In the bathroom in tower one bathtub (rest as specified under elliptic tower)
  • One more bathroom (than the one in the ‘tower’) – same style as others.
  • Kitchen table in soft cement and basin on wall connected to bathroom.
  • Tibetan oven w. chimney in the middle of the living room
  • All floors a special cement layer with white in it and polished.
  • In the master bedroom and the living room a big low energy fan for inverter in the ceiling. Further electricity plan to follow.

Reconstruction of the extra building

  • Enforcing the back wall to the street
  • Making two rooms, each with a French door as entrance, and simple terracotta tiles on the floor.  Wardrobes in the corners behind the bathroom.
  • Both rooms with attached baths.
  • One bathroom with entrance from outside.
  • Stairs to first floor.
  • One bathroom (on top of the lower bathroom with entrance from outside) attached to existing corner building with a small entry.
  • All 4 bathrooms same style as other bathrooms, incl. 2 down lights in each.
  • A simple roof construction with 1,5 m overlay forming a patio in front of the two rooms. Inner roof by plywood. Inner roofs in all bathrooms in concrete (including the part of the building which will serve as floor for the upstairs part)
  • In the two rooms a big low energy fan for inverter in the ceiling. Further electricity plan to follow.

In general

  • Water tanks + pump working:
    • on main building: 2 on tower and 1 in middle
    • 1 on extra building.
  • Sufficient solar water heaters:
    • on main building next to tower and in the middle
    • on extra building
  • additional geishers for the 5 bathrooms in the tower
  • 3 inverters w. batteries of sufficient size to run the ordinary electricity system, only avoiding a few items on each floor.
  • shining up the water tank outside the lobby
  • shine up gate – possible to lock from outside and inside.
  • Bell system with the gate – bell in corner building and corridor to kitchen

Tiles in selected areas of the garden according to specifications (plan to follow)

    Ikke noget lille bygge projekt, men det ser altid mere omfangsrigt ud paa papir end naar det skal udfores. Hvis I ikke allerede er opmaerksom paa det er der to ting jeg vil naevne. De steder hvor i ikkke laver en tagkonstruktion skal i sikre gode aflob fra de flade tage. vandet traenger direkte ned i konstruktionen og danner fugt og skimmelsvamp. Den anden ting er badevaerelserne. I Danmark er det et lovkrav at have en membran i vaadomradet for at sikre at fugten ikke slaar ud i vaeggen ( det er en gummimasse man smorer paa de steder hvor vandet kommer i beroring med vaegge og gulv). her klasker man fliserne direkte paa vaegen og selvom fugeningen er af hoj kvalitet traenger vandet ud i vaeggen paa et tidspunkt. Jeg ved ikke om I kan kobe et membransaet her men det er da vaerd at sporge sig frem.

    1. Rart med lidt fagligt in-put.
      Taget bliver IKKE fladt! Og der hvor der fladt bliver der afløb. Den med fugemassen må vi lige dobbelttjekke.
